Top producers do not win listings at the kitchen table. They win them in the three days before the appointment — with preparation most agents skip.
1. They send a pre-listing packet
Every seller receives a packet 48 hours before the visit: track record, marketing plan, sample photography, and three recent sales. By appointment time, the seller is 70% sold.
2. They research the motivation, not just the house
Ten minutes on the phone before the visit uncovers the timeline, the worry, and the decision-maker. The presentation then answers real concerns instead of reciting slides.
3. They ask the pricing question early
"If we could net you the number you need and handle everything, is there any reason we would not list together this week?" Asked early, it surfaces objections while there is still time to resolve them.
4. They leave with paperwork or a next step
No appointment ends with "think about it." It ends with signed paperwork or a dated, specific follow-up already on both calendars.
5. They review every lost listing
Win or lose, the presentation is scored within 24 hours: what landed, what wobbled, what changes next time. That loop is the whole compounding advantage.
These five habits are week one of the Listing Mastery course — where each habit becomes a checklist, a script, and a rehearsal. Start with the pre-listing packet this week and watch your conversion move.
