Call 1: The empathy opener
"I saw your home came off the market — that has to be frustrating after all that work. I am not calling to list it today; I am calling because I put together what I think happened. May I share it in 90 seconds?" Permission first, pitch never.
Call 2: The value bridge
Bring one insight the last agent missed: pricing data, photography gaps, or showing feedback. Sellers relist with the agent who diagnoses, not the one who promises.
Call 3: The proof visit
Offer a 15-minute walkthrough — not a listing appointment. Low pressure gets you inside, and inside is where listings are won.
Call 4: The direct close
"If I can show you a plan that nets your number in 30 days, are you ready to relist this week?" Direct, respectful, and timed after three value touches.
